The land had been in the family for generations. Robert, a retired builder, understood just how difficult securing planning permission could be, particularly on a site constrained by its location within a conservation area and bordering the Chilterns National Landscape. Most would have accepted that meaningful development simply wasn’t possible.
But Robert wanted to realise the land’s potential. He needed a team willing to properly assess the opportunity, challenge conventional thinking, and find a way forward where others saw none.

Our team took on the full planning process, working in close partnership with land and planning specialists from the outset. On a site defined by strict conservation requirements and its position on the edge of the Chilterns National Landscape, success depended on expertise, patience and precision.
We navigated the complex demands of the planning authority, focusing not just on technical compliance but on demonstrating a genuine respect for the character and history of the site. That commitment shaped every design decision, ultimately securing permission for six new homes where development had previously been considered unviable.
The homes were designed to sit naturally within their surroundings. Flemish bond brickwork, with thousands of bricks cut by hand on site, flint panels, timber windows, timber cladding and handmade clay roof tiles ensured the architecture reflected the local vernacular. At the heart of the scheme, a shared courtyard finished with permeable paving allows rainwater to be absorbed naturally, a detail that aligned closely with planning priorities.
Each property incorporates energy-efficient systems, including air source heat pumps and underfloor heating, ensuring performance matched the quality of design. A historic orchard was also reinstated on the site, fulfilling a key planning commitment and reinforcing the project’s sensitive approach to the landscape.
