Designed over budget
Drawings are produced before anyone has properly priced them. The tender then arrives far above budget and months are lost redesigning.
Extending or rebuilding a home is one of the largest financial decisions most families ever make. The Feasibility Study is a fixed-fee investigation of your project: cost, specification, programme and risk: so you make that decision on evidence, not estimates.
Fixed fee, agreed before we start. Credited in full if you build with us. No obligation either way.
Drawings are produced before anyone has properly priced them. The tender then arrives far above budget and months are lost redesigning.
A quick estimate is not a cost plan. Projects that begin with a guess often end with variations and a final bill nobody expected.
Design fees, planning and property decisions can all come before the central question has been answered: does the project actually work?
A fixed fee investigation of your cost, specification, programme and risk, ending with a written recommendation to proceed, adjust or stop. You keep the report whatever you decide.
Sometimes the most valuable answer is the advice not to proceed. Each stage answers a different question. You decide whether to continue at every point.
An indicative budget range and headline timeline in minutes.
Your site, planning position, cost, programme and risks investigated in detail.
Detailed design, final specification, firm pricing and the construction programme.
Your build is managed from the first day on site through to final checks, aftercare and the keys.
The Feasibility Study is delivered as a single written report. Every section exists to answer one client question: can we do this, what will it cost, how long will it take, and what could go wrong?
It's produced by the people who would actually build your project, not a third party estimator. That's why the numbers hold up when construction starts.
If you go on to build with Mosaic, the study becomes the foundation of your contract documents: nothing is thrown away or repeated.
These illustrative pages show the cost plan, time schedule and written recommendation. Your own study is produced for your project alone.
The fixed fee is normally between 0.5% and 1.5% of the anticipated contract value, depending on the project. The exact amount is agreed before we begin.
Commissioning the survey, drawings, planning advice, cost plan and programme separately would typically cost £7,750 to £11,500 or more.
