The Number Everyone Quotes, and Why It Misleads
Search for UK build costs and you will find figures between £1,800 and £2,500 per square metre. Those numbers are real, but they describe a straightforward house on an easy site with standard specification, built where labour is cheaper than the South East.
For a bespoke home in Hertfordshire, Buckinghamshire, Bedfordshire or North London, the honest working range in 2026 is £2,600 to £4,000 per square metre of build cost. The lower end buys a very well built house with quality joinery and underfloor heating. The upper end buys extensive glazing, natural stone, bespoke kitchens and home automation.
What Sits Outside the Build Cost
The single biggest mistake we see is a budget built from a per square metre rate alone. On a typical project these items add 25 to 40 percent on top.
- Land, plus stamp duty and legal costs.
- Demolition and disposal where an existing house is being replaced, usually £25,000 to £70,000.
- Professional fees of 10 to 14 percent covering design, engineering, planning, building control and warranty.
- Site works and externals: driveways, drainage, retaining structures, terraces and planting, commonly £40,000 to £150,000.
- Utility connections, which can be eye watering on a plot with no existing supply.
- Finance costs and contingency, which should be 5 to 10 percent of build cost rather than a token line.
How Size Changes the Rate
Cost per square metre falls as houses get larger, because kitchens, bathrooms, plant and roofs do not scale linearly. A 180 square metre house and a 360 square metre house do not have twice the bathrooms. Equally, an unusually complex shape pushes the rate up whatever the size, because every corner, level change and roof junction is money.

VAT: The Advantage Self Builders Forget
New build homes are zero rated for eligible works, and self builders can reclaim VAT on materials through the DIY housebuilders scheme. Conversions of non-residential buildings attract 5 percent rather than 20 percent. Extensions to an existing house get no relief at all, which is one reason a replacement dwelling sometimes beats a very large extension on cost.
