The project calculator and the cost ranges published in our guidance articles are indicative only. They are based on typical rates in the four counties we work in and are intended to help you judge whether a project is viable. They are not offers, quotations or contract sums.

A firm price follows a Feasibility Study or a detailed design and specification, where the site, ground conditions, planning position and finishes are known.

The planning checker and our written guidance summarise national and local policy as we understand it at the time of writing. Policy changes, and every site is different. Nothing on this site is a substitute for advice on your specific property, and it is not legal advice.

Case studies describe projects we have delivered. Photographs show our own work. Our membership of the Federation of Master Builders and the awards shown on this site are held by Mosaic Bespoke Ltd.

We take care to keep this site accurate and available, but we do not accept liability for loss arising from reliance on information published here, or from the site being unavailable. Nothing in these terms limits liability where the law does not allow it.

These terms are governed by the law of England and Wales, and the courts of England and Wales have exclusive jurisdiction.
